Buying Land in Playa del Carmen: What to Check First

Aerial view of the Riviera Maya jungle

Buying a lot in Playa del Carmen is one of the most flexible ways to invest in the Riviera Maya: you can build the house you imagine at your own pace, wait for the area to mature, or both. But land has its own rules, different from those of a finished condo. In this guide we go over everything worth checking before you buy.

Why buy land instead of a house?

  • Lower entry price than a built property in the same area.
  • Design freedom: you build according to your needs and budget.
  • Flexible payment plans: many communities offer a down payment and interest-free monthly installments.
  • Appreciation potential in growth areas, especially in developments with amenities.

1. Type of ownership: private or ejido

This is the first and most important point. In the Riviera Maya there is private property and ejido (communal) land. Ejido land cannot be sold freely until it obtains full ownership (dominio pleno) and is recorded in the Public Property Registry. Always ask for the deed and confirm with the notary that the land is private property and free of liens.

2. Land use and building rules

Confirm what can be built: a single-family home, condos, mixed use. Private gated communities also have internal rules that set heights, built square meters, styles, deadlines to start construction and HOA fees. Reading them before you buy avoids surprises.

3. Available utilities

Drinking water, electricity, sewage, street lighting and paved roads. In new developments, ask which utilities have already been delivered, which are in progress and who is responsible for each one.

4. Measurements and boundaries

Ask for the lot plan with measurements and boundaries and, if possible, a topographic survey. That way you confirm that the actual area matches the deed.

5. How you buy and closing costs

Since the whole Riviera Maya is within the restricted zone, foreign buyers acquire land through a bank trust (fideicomiso), just like houses and condos. We explain it in detail in our guide to buying property in Mexico as a foreigner.

6. Location and surroundings

Distance to the beach, Fifth Avenue, schools, hospitals and supermarkets; access from the federal highway and nearby infrastructure projects. If you are still choosing an area, see the best areas in Playa del Carmen.
