In recent years the Riviera Maya gained two infrastructure projects that changed how people reach and move around the region: the Tren Maya and Tulum International Airport, both opened at the end of 2023. For anyone thinking about buying or investing, the question is simple: how do they affect the real estate market?
What changed in connectivity
The Tren Maya runs across the Yucatan Peninsula and connects, among other stops, Cancun, Puerto Morelos, Playa del Carmen and Tulum, as well as cultural and archaeological sites inland. Tulum’s airport added a new gateway for domestic and international flights in the southern Riviera Maya, which used to depend almost entirely on Cancun’s airport.
More accessibility, more demand
When an area becomes easier to reach, the number of visitors and of people considering living there grows. That translates into:
- More vacation rental demand, especially in Tulum, which now receives direct flights.
- More interest from buyers who used to rule the area out because of the distance to the airport.
- New areas on the radar, near stations and access points that used to be more isolated.
What not to assume
Infrastructure is one of the factors that drive appreciation, but not the only one. Being close to a station does not by itself guarantee that a property will gain value: location relative to the beach and services, the quality of the development and real demand in the area still matter. It is also worth considering the noise or traffic some projects can bring.
Playa del Carmen and Tulum, closer together
One of the most interesting consequences is that Playa del Carmen and Tulum are now better connected to each other and to Cancun. That reinforces the idea of the Riviera Maya as a single market: you can live in a city with every service and move easily around the rest of the region. If you are comparing destinations, our guide Tulum or Playa del Carmen: where to buy may help.
How to make the most of it when investing
- Prioritize established or maturing areas with good connectivity, not just proximity to a project.
- If you are after vacation rentals, consider the distance to your guests’ arrival airport.
- Check the urban development plans and approved projects around the property.
