Vacation Rental or Long-Term Rental in the Riviera Maya: Which Pays Off More?

If you buy a property in Playa del Carmen, Tulum or Cancun to generate income, sooner or later you will ask yourself: is a vacation rental or a long-term rental better for me? Both strategies work very well in the Riviera Maya, but they suit different kinds of investors.

Vacation rentals: more income potential, more management

Renting by the night to tourists, through platforms like Airbnb or Booking, takes advantage of the fact that the Riviera Maya receives visitors all year round.

Pros

  • Higher potential income per night compared with a monthly rent.
  • Flexibility to use the property whenever you want.
  • Steady tourist demand in the region, with very strong high seasons.

Cons

  • Occupancy varies between high and low season.
  • Higher costs: management, cleaning, platform fees, utilities, internet and replacing furniture.
  • Requires constant management or hiring a professional property manager.
  • Not every condo allows it: the bylaws rule.

Long-term rentals: steady income and less work

Renting for 6 or 12 months to locals, foreigners relocating to the region or digital nomads has become very attractive thanks to population growth in Playa del Carmen and Cancun.

Pros

  • Predictable monthly income.
  • Less wear and tear and lower operating costs.
  • Much simpler management.

Cons

  • Total income is usually lower than a well-managed vacation rental.
  • You cannot use the property during the lease.
  • You need a well-drafted lease and, if possible, rental guarantee insurance (póliza jurídica).

Five questions to decide

  1. How much will you use the property? If you want to spend seasons there, a vacation rental gives you flexibility.
  2. Do you live in the region? If not, you will need a manager for vacation rentals.
  3. What do the bylaws allow? It is the first thing we check before recommending a property for nightly rentals.
  4. Where is the property? Close to the beach and Fifth Avenue, vacation rentals work best; in gated communities and residential areas, long-term rentals do.
  5. How important is a steady income? If you prefer predictable numbers, long-term rentals are more relaxed.

The hybrid strategy

Many of our clients combine both: they rent by the night in high season, use the property for a few weeks and offer it by the month (to digital nomads, for example) in low season. It takes more planning, but it usually balances income and personal use.

Don’t forget taxes

Rental income in Mexico has tax obligations for both residents and foreigners, and vacation rentals may also be subject to local lodging taxes. We recommend talking to an accountant before you start renting.
