They are the two most sought-after destinations for buyers in the Riviera Maya. They are less than an hour apart by road, yet they offer very different experiences. If you are torn between Tulum or Playa del Carmen, this comparison will help you decide based on your goal.
Lifestyle
Playa del Carmen is a cosmopolitan, walkable city. Fifth Avenue, the beach, the restaurants and a very large international community make it easy to settle in from day one.
Tulum has a slower pace and a more natural feel: jungle, cenotes, beachfront Mayan ruins and a food and wellness scene that turned it into an international reference.
Services and infrastructure
Playa del Carmen has the edge: private hospitals and clinics, bilingual schools, supermarkets, shopping centers and well-established services. Tulum is growing fast and improving its infrastructure, but in some areas it is still worth checking access to water, electricity and sewage carefully before buying.
Connectivity
Playa del Carmen is about 45 minutes from Cancun International Airport. Tulum has gained connectivity in recent years with its own international airport and the arrival of the Tren Maya, which also has a station in Playa del Carmen. For frequent travelers, both options are very competitive today.
Rental market
- Playa del Carmen: solid demand for both vacation and long-term rentals, thanks to its resident population and steady tourist flow.
- Tulum: a market geared mainly to vacation rentals, with attractive nightly rates but also a lot of new supply, so the location and product have to be chosen very carefully.

Type of property
In Playa del Carmen, condos downtown and in Playacar dominate, along with houses in private gated communities. Tulum has plenty of boutique condos, lock-off units and developments set in the jungle, in areas such as Aldea Zamá, La Veleta and Región 15.
Risks to consider
The same rule applies in both destinations: check the developer, the permits and the property’s paperwork. In Tulum, because of its fast growth, pay special attention to building and environmental permits and to the availability of utilities. Here is our pre-construction checklist, which also applies to Tulum.
Which one should you choose?
- Choose Playa del Carmen if you will live there year-round, you are moving with family, you want long-term rentals or you want a city with every service.
- Choose Tulum if you prioritize a natural lifestyle, you are looking for a second home or you want to invest in vacation rentals in a market with its own identity.
There is no single answer: what matters is that the property fits your goal. See our properties in Playa del Carmen and in Tulum, such as this lock-off condo in La Veleta, or book a call and we will help you compare specific options in both destinations.
