Buying a pre-construction condo in Playa del Carmen is one of the most popular ways to invest in the Riviera Maya. The entry price is usually lower than for a finished property, payment plans are flexible and, if you choose well, the property can gain value while it is being built.
But pre-construction also means buying something that does not exist yet. That is why the difference between a great investment and a headache lies in the due diligence. These are the nine points we check before recommending any project.
1. The developer’s track record
This is the most important factor. Ask how many projects they have delivered, whether they delivered on time and what those buildings look like today. Visiting a finished development by the same developer and talking to owners will tell you more than any brochure.
2. Land ownership
Confirm that the land is in the developer’s name (or in a trust tied to the project) and that it has no liens. Your advisor or the notary can request the registry records.
3. Licenses and permits
A serious project can show you its building permit, land use compatible with residential use or vacation rentals and, when applicable, its environmental permits. If the developer cannot share these documents, that is a red flag.
4. Condominium regime
The condominium regime defines which unit is yours, the common areas and the community rules. Ask at what stage it is and when the units will be deeded.
5. The purchase agreement
Read the promise-to-purchase agreement carefully, ideally with a professional. It should include:
- Total price, payment plan and the date of each payment.
- Estimated delivery date and what happens if there are delays.
- Penalties for both parties.
- Unit specifications: square meters, finishes, appliances and amenities.
- Conditions to assign or resell your unit before delivery.
6. Where your money goes
Whenever possible, payments should go to an account in the development’s name or to an escrow trust, never to personal accounts. Ask for a receipt for every payment and keep all the paperwork.
7. Vacation rental rules
If you plan to rent by the night, confirm that the condo bylaws allow it and whether the development offers rental management. It completely changes the return on your investment. If you have not decided yet, our comparison of vacation versus long-term rentals may help.
8. HOA fees
Pools, gym, security and green areas have a monthly cost. Ask for an estimate of the HOA fee to work out your real numbers.
9. Location and surroundings
Distance to the beach, Fifth Avenue, supermarkets, schools and hospitals; access roads and nearby projects under construction. Location drives appreciation and long-term rental demand. To get your bearings, see our guide to the best areas in Playa del Carmen.
